FAQs

What is a strata subdivision?

A strata subdivision is the process of creating separate legal titles for individual lots or units within a property, such as townhouses, apartments, or grouped dwellings. This allows each lot to be sold or owned separately while sharing common property, like driveways or gardens.

Do I need a conveyancer for a strata subdivision in WA?

While there’s no legal barrier to lodging a strata subdivision application yourself, the process is highly technical and involves strict Landgate requirements, coordination with your surveyor and council, and accurate preparation of supporting documents. Errors can lead to costly delays or rejections. A licensed conveyancer manages the process for you — preparing and checking all documents, liaising with all stakeholders, and ensuring your new titles are issued correctly the first time.

How long does a strata subdivision take in WA?

The total time depends on council approvals, surveyor timelines, and the complexity of your development. Once all approvals are in place, the conveyancing process for lodging and registering new strata titles typically takes 2–4 weeks, but is subject to Landgate Turnaround Times

Can you help with both small and large strata subdivisions?

Absolutely. We handle everything from simple two‑lot strata subdivisions to multi‑unit developments. Our role is to manage the process from start to finish, ensuring your new titles are issued correctly and ready for settlement.

What information do I need to start a strata subdivision?

You’ll need your approved subdivision plan from your surveyor, local council approvals, and details of any existing mortgages or encumbrances on the property. We can guide you through collecting all the required documents before we begin.

Do you offer mobile or after‑hours appointments for strata clients?

Yes. We know subdivision projects can be time‑sensitive. We offer flexible appointments, including after‑hours and site visits, to make the process as smooth as possible.
