Moving House in WA: A Checklist

In Western Australia, settlement is simply the day ownership of a property officially changes. While settlement agents and lenders manage the formal process behind the scenes, it’s usually the moving logistics and the small administrative details that create stress.

This guide brings together the key steps to help you feel organised and prepared from pre-settlement through to move-in day.

Before Settlement: What to Organise Early

Documents & Contract Conditions

  • Read, sign and return any settlement documents promptly.

  • Check your contract for any special conditions and ensure they are satisfied by their due dates.

  • If you are obtaining finance, notify your broker or lender that you have appointed your settlement agent so they can share information directly.

Clear communication early in the process keeps everything on track.

Insurance (If You’re Buying)

From the moment of settlement, the property becomes your responsibility.

Your building insurance should begin on the settlement date, not the day you collect the keys.

If you’re purchasing a strata property (such as an apartment or villa), the building may be covered by a strata insurance policy. However:

  • Confirm what the strata policy includes.

  • Arrange your own contents insurance for personal belongings.

If you are purchasing from an owner-builder who completed work within the past seven years, they must provide valid home indemnity insurance for the remainder of that period.

Safety & Compliance (If You’re Selling)

WA legislation requires certain safety standards to be met before settlement:

  • Smoke alarms and RCDs (safety switches) must comply with current requirements.

  • Pools and spas deeper than 300mm must have a compliant safety barrier.

  • If there are structures such as patios, sheds or extensions, ensure approvals are in place.

If you’re unsure about approvals, speak with your real estate agent early so any concerns can be clarified before settlement.

Booking Removalists

Removal companies in Perth and regional WA book quickly- especially on Fridays and during school holiday periods.

If moving into an apartment, check:

  • Truck access and parking arrangements

  • Lift booking requirements

  • Any time restrictions for moving

Early planning prevents delays on the day.

Utilities and Rates: What Transfers and What Doesn’t

In WA, some accounts update automatically. Others require direct contact from you.

Electricity, Gas & Internet

These do not transfer automatically.

If you’re in the metropolitan area, contact Synergy.
If you’re regional, contact Horizon Power.

  • Buyers: Arrange a new account starting settlement day.

  • Sellers: Request a final meter reading for that same date.

Contact gas and internet providers at least a week prior to settlement to avoid service gaps.

Internet activation can take time, particularly with NBN connections. Checking early prevents unnecessary delays.

Council & Water Rates

Your settlement agent lodges an Electronic Advice of Sale to notify the relevant council and Water Corporation of the ownership change.

Rates are adjusted between buyer and seller as part of the final settlement figures.

If you receive a water or council rate notice shortly after moving in, check with your settlement agent before paying. It may already have been accounted for in your settlement adjustments.

The Final Inspection & Moving Day

The Final Inspection

Buyers are generally entitled to a final inspection within five business days before settlement.

This inspection is to confirm:

  • The property remains in the same general condition.

  • Agreed fixtures and fittings are still present.

  • The property is clean and ready for handover.

It is not intended for minor cosmetic concerns. If something significant has changed, raise it promptly.

Collecting the Keys

Timing can vary depending on occupancy.

  • If the seller lives in the property: They are legally permitted to remain until 12:00 midday the day after settlement.

  • If the property is vacant: You are typically entitled to vacant possession and can collect the keys once settlement is confirmed.

Confirm arrangements with the real estate agent ahead of time so expectations are clear.

After Settlement: Final Steps

Settlement may be complete, but there are still a few practical tasks to finish.

Settlement Statement

You will receive a final settlement statement confirming all costs and adjustments, including shire and water rates. Keep this document for your financial records.

Address Updates

Notify:

  • The Department of Transport (both driver’s license and vehicle registration- these are separate records in WA)

  • Your bank and employer

  • Insurance providers and subscription services

Mail Redirection

Arranging mail redirection through Australia Post for a short period can prevent missed correspondence while you update your details.

Change the Locks

For peace of mind, many buyers choose to change the locks shortly after moving in. Spare keys may still exist, even when previous owners have acted responsibly.

Practical Handover Tip

If You’re Selling

  • Leave clear instructions for bin collection days.

  • Place appliance manuals and spare keys together in an obvious location.

If You’re Buying

  • Confirm when your first mortgage repayment is due.

  • Locate the main water shut-off valve and electrical switchboard soon after moving in.
